The one rule that matters. On a supply only order, the sizes are yours. A frame that is 15mm too wide is not a manufacturing fault, it is a survey fault, and it is not covered by the product guarantee. The survey checklist further down this page is the cheapest insurance on the job.

Supply only uPVC windows

Casement, tilt and turn, fire egress and fixed lights, in double or triple glazing. Over 40 colour options including white, dual colour and woodgrain foils. Steel reinforced, internally beaded and fitted with multi-point locking as standard.

Lead time is the thing that actually costs an installer money. A cheap frame that turns up three weeks late has cost you a fitting slot, a scaffold hire and a client relationship.

We manufacture in Ballymoney, County Antrim, and supply trade customers in Northern Ireland, the Republic of Ireland and mainland Great Britain. Orders for the mainland are consolidated and delivered on a planned schedule rather than piecemeal, which is what keeps the cost per unit sensible on a crossing.

Getting sizes right on a supply only order

Almost every problem on a supply only order traces back to the survey, not the factory. On supply and fit, a survey error is the manufacturer's cost. On supply only, it is yours. Ten minutes of checking is cheaper than a remake.

Measure in three placesWidth and height across the structural opening, then work from the smallest of the three.
Apply one fitting toleranceAgree and record it, then apply it consistently across the whole schedule rather than unit by unit.
Check for out of squareOlder openings and rendered walls rarely are, and it changes what will actually go in.
Confirm cill type and projection firstSettle the cill before you calculate frame height, not after the order is placed.

Compliance

Who is responsible for Building Regulations on a supply only order

On a supply only order, the person who installs the windows is responsible for building control compliance and notification, not the manufacturer. That is the trade-off you accept in exchange for the lower unit cost.

Replacement windows and doors in a dwelling are controlled work across the United Kingdom and Ireland. The route to demonstrating compliance depends on where the job is.

England and Wales

Notify through a competent person scheme such as FENSA or CERTASS if you are registered, or submit a building control application to the local authority if you are not.

Scotland and Northern Ireland

In Scotland the work is dealt with under building standards through the local authority verifier or a recognised certification scheme. In Northern Ireland it goes through the district council as a building regulations application.

Republic of Ireland

Work is subject to the Building Regulations and, on relevant projects, the Building Control Amendment Regulations process.

We supply the specification, you supply the certificate. We provide the product specification and performance documentation you need to support that process. What we cannot do on a supply only order is certify an installation we did not carry out. Thermal performance requirements are set by the regulations in force at the time of the work and they change, so confirm the target that applies to your project and jurisdiction, then specify the glazing to meet it. We will build to whatever figure you give us.

What does supply only mean when buying windows and doors?
Supply only means the manufacturer builds the windows and doors to your sizes and delivers them, and you carry out the installation yourself. Survey, removal of the old frames, fitting, making good, waste disposal and building control notification all remain your responsibility. The alternative, supply and fit, includes installation and certification.
Can I buy supply only uPVC windows without being a trade customer?
Yes, provided you have a competent installer lined up. Supply only is most commonly used by installers, builders and developers, but self-builders and homeowners managing their own project can order on the same basis. What matters is that someone competent is fitting the frames, because the installation and its certification are not covered by a supply only order.
Who measures the windows on a supply only order?
You do. On a supply only order the sizes on the order are the sizes we manufacture to, and responsibility for those sizes sits with the buyer. Frames made correctly to an incorrect survey are not a manufacturing fault and are not covered by the product guarantee, so the survey is worth double-checking before the order is confirmed.
